10 Court Square announces its arrival, Long Island City
A few weeks ago, the Post reported on the Skidmore Owings & Merrill-designed commerical tower for Rockrose, that’s going up next to the Citicorp Tower in Court Square. The building, surprisingly entitled 10 Court Square looks like it takes up almost an entire city block, having bought out most of the building owners since 1988. It’s delivering a whopping 800,000 SF to the face of Jackson Ave, conveniently located at the site of the Jackson Ave beautification project.

“Rockrose needs an anchor tenant for at least half the space to launch the project. Compared with asking rents of $100 a square foot and up in Manhattan, the “ask” at 10 Court Square will likely be in the mid-$60s - a price that [Rockrose] says “can be effectively reduced to the mid-$40s,” thanks to incentives to promote development in the area. The sweeteners include the city’s Relocation Employment Assistance Program (REAP), commercial rent tax abatement and the Industrial and Commercial Incentive Program.”

So it seems they found an anchor tenant, and another twinkle in Rockrose’s eye manifests in LIC. The Jackson Ave site, between 44th Dr/Crescent and 43rd Ave, is less than a block away from the 42-story, Rockrose condo building being erected next to the United Nations Federal Credit Union. Which incidentally has been serenading the weekday bustle in Court Square with LIC’s signature song, The Pile Drive.

Sage is scheduled to move this summer, just down the road on Jackson, right next to Court Square Wines.

isn’t there some sort of laboratory located in one of the buildings there?
Rumor has it Bloomberg is going to move some offices there as well as Citigroup. Citigroup is trying to cut their costs for obvious reasons. So, my guess is they will be using that space until they build a third tower in LIC.
Looks like this will displace Sage!!! Where will they end up?
