Casa V making way for the Orient; neighbors operating on good faith.

Last we checked into Casa Vizcaya, they were having some trouble regarding damage to a neighbor’s home. Work on the new dev was shut down for a couple months, and we checked in with the sales office and the neighbor for an update on where things are.

Casa Vizcaya has 4 units left for sale, all 1-2BRs with 1000+SF of space. Looks like the sales office on Vernon is being transitioned by Corcoran for another new condo project further down Vernon in Astoria/LIC, called the Orient.

And what’s up with the neighbors?

“The short story is that movement is slow. We were putting our heads together today to try to figure out how to move things along as we are living in a partially dismantled and damaged home. We did arrive at a settlement back in May that includes remediation and more. But this also requires a lot of adjustment on our part. As was always the case, there has been a lot of back and forth cooperation between us.

The problem is that underpinning our house from within our house is very complex and there have been a host of slowdowns from technical details that come up each week. There is also another neighbor who’s home has had damage. Much of this could have and should have been solved prior to closing up Casa V. Work on our home was supposed to be the priority and significant work was supposed to be completed by now. We have not made an issue of the fact that they are mostly working on theirs (contrary to the agreement) because we feel that by and large they are acting in good faith. But there has also been a lack of structure and we have had to be on top of everything more than we would like.

How this effects the progress of Casa V, I’m not sure other than to say that they will not get their C of O until their obligation to us is complete.”

I wonder who is going to end up paying the bill for neighbor’s repairs?
The developer or the buyers?

The people moving in will end up paying for the neighbor’s repairs and/or the lawsuit that is to follow. They’re going to see a nice suprise on their first CC bill.

@#3 You dont know what you are talking about. Buyers can not be responsible for this since they havent bought yet.

You don’t think the developer is actually going to eat the bill for the repair, do you? That might actually cut into their profit margin. Someone is going to have to pay for the repairs and I’m pretty sure it’s not going to come out of the developer’s pockets.
