Name That Development: 51st Ave, Hunters Point

I saw some work being done on 51st Ave this weekend to an empty lot. Well it wasn’t an empty lot before Dec 07… there was a small house and a small one story industrial building standing there. I went away for two weeks and came back to discover the buildings razed.

The word on the street (gossipy neighbors who are remarkably accurate at times), is that 3 small townhouses are going up, similar to the adjacent renovated townhouse, with Fedders and Gargoyles. Incidentally, the lot(s) in question and the gargoyle building are owned by the same owner. If it’s a few small townhouses being built here, likely these will be rental units, adding some volume to the low-rise offerings in LIC.

We’re still considering this site a Name that Dev, since no one really knows for sure what’s really going to emerge in that spot.

is it possible it can be a highrise condo or are there restrictions on building height on that block?

You can't build a high rises on the midblocks. I think the max is 4 or 5 floors.

The "gossipy neighbors" also tell me that the Mainco building a couple of doors to the west is coming down as well.

Well, depends. You can buy air rights and go up higher. Mainco and the small townhouse next to it on the Right are both going down soon, and supposedly a condo/hotel is going up, and it's speculated to be at least 6 floors. I guess they can combine the air rights of both buildings. And who knows, maybe someone on the block will sell them some. I know OHP went door to door trying to buy air rights.

PS. I love the 'gossipy neighbors'. I am one myself.

Interesting? Any other gossip about that block. Seems to be pretty active one, considering there aren't *too many* large lots.

Wish those townhouses could've been for sale, but rentals seem to be the theme these days in LIC.
