Quickie LIC real estate update: Linea manifests, Zipper conversion prepped

Silvercup’s new Linea building, 44th Drive, Long Island City

Long Island City, say hello to The Linea, a ten-story, 81 unit, condo construction on 44th Drive between 21st St and 23rd St. It’s brought to us by Silvercup Studios, and at some point will be marketed by Elliman.

Next up, looks like the somewhat fragile Zipper Factory building on 48th Drive is getting prepared for a condo conversion in which the developers are supposedly gutting the center of the building in order to create an open air courtyard within the walls.

I hope they tear down Zipper soon. It looks unsafe.

Linea is the most orderly, unadorned and rigorous structure in LIC, and I mean the highest expression of pure C-R-A-P.

That building (Zipper Factory) is a disgrace as is who ever owns the place.

It is adjacent to my backyard. Three yrs ago I had to call the police because I saw someone inside to vacant building. I also called the lawyer for the owners because bricks and glass were falling from it and into my back yard. they did nothing about it.

Last year the raccoons took up residency in the building and killed my neighbors cat. On several occassions it climbed up the fire escape and went into his apt. Once carrying a 5lb bag of cat food back down the fire escape.

We trapped the raccoon and the city came and took it because it killed the cat, but told me they won’t be back because the raccoons are protected animals and I have to learn to live with them. I can’t let my dog in my own back yard.

This year we called the board of health because we found very large holes where it appears the raccoons were tunneling from the zipper building basement into our back yards. We don’t know if they ever came or did anything.

Last night a raccoon broke a neighbors window and entered her basement leaving quite a mess behind.

Now we don’t use our back yards at night.

hahaha #4 and #5, very funny.

That raccoon we caught last year was at least twice the size of my jack russell, and its nails were as long as dry wall nails. I got a real good look at it, as it sat on my deck looking into my kitchen through a glass door.

It also shread my neighbors cat.

We’ve even seen one walking up the outside wall of zipper factory.

It’s funny until it’s in your back yard.

I’m bet the brick and beams are solid on the zipper building. I would love if the could keep the facade. But I do hope the owners get to it soon, the windows falling out is pure negligence in their part. Remember the hpac art show there? And the light art from the roof top?

I doubt anything can be salvaged. The building has been open to the elements, which mean rot has probably set in. The facade is not strong at all thus the shed on the sidewalk and I don’t know about racoons, but pigeons have certainly taken to roost in it. Nothing worth saving here.

I can’t wait to see that Zippo Building to be either torn down or renovated..
any idea when this condo conversion is kicking off???

Pigeons were partially responsible for the collapse of the Interstate 35W bridge spanning the Mississippi River in Minnesota. According to reports, the corrosive nature of their guano accelerated rusting of the steel beams of the bridge.

I kind of like that decaying building, but that’s just me. If it’s vacant, how come I see lights on in there at night? I always thought it was an artsist space or something. I see right into it from my window.

Love the raccoon story.

Those Canadian Geese everyone loves so much at the new part of the Gantry are what caused that recent plane crash into the Hudson.

FYI #16 – The FAA reported that the geese who flew into the plane were not the geese who have taken up permanent residence in the NE. It was a flock of migrating Canadian geese. The geese who live here year round do not fly in migrating formation.

I heard that the Canadian geese are getting together with the raccoons to take down The Linea.
