Silvercup moves forward on a Court Square condo development project

The Silvercup East project at the LIC waterfront might be taking longer then expected, but the Studios are moving forward on another development project near Court Square at 21-45 44th Drive. Located right next door to the Information Technology High School.
A one story warehouse on this 164 x 100 lot has been paved away for a 7-story, 70-unit new construction condo project. Some possible ground floor retail. It will be interesting to see how this turns out, as this is Silvercup’s first attempt at a purely residential project. –Contributed by Eric Benaim
Meanwhile, the latest word on Silvercup’s stalled waterfront project:
“Two years ago, Silvercup Studios, in Long Island City, Queens, announced that it would build a $1 billion complex on the East River waterfront, south of the Queensboro Bridge. It is to have eight new soundstages, production and support space, two towers with 1,000 apartments, an office tower and stores.
Construction has been delayed, however, by problems involving the removal of generators, owned by the New York Power Authority, on the site. Stuart Match Suna, Silvercup Studios’ president, said he hoped this matter would be resolved in time for work to begin next year.” -NY Times

Wasn’t someone going to build a condo/rental right across the street from this exact location? A local realtor told me this a few years back. Maybe it never saw the light of day. I think the “for sale” sign is back up again.

This is actually pretty good location because it between the 7 line and the E,V & G line. However, it is far enough from the elevated 7 that it should not be an issue. Lets see what the asking prices are going to be.
Thank god the East River project is stalled. I hope it’s stalled forever. That development is such a scam, and it’s the people of LIC who will suffer the most in the end.
All of this development is fine - AS LONG AS they keep up with it in the infrastructure. Instead, what’s happening is that everyone is wasting time on politics and making a buck, that they’re not really paying attention to fundamental basics like transportation, sewage, public services like hospitals, schools. It’s scary when you think about it. Because when shit breaks around here, it breaks big. (crane collapses, water pipes exploding, dogs being electrocuted…etc)
Union guys were out at this site few weeks ago with their big inflatable rat. I guess Silver Cup isn’t using union labor.
I agree that it has a prime spot when it comes to transportation, but I’ve never been a big fan of 44th Dr. Maybe that will all change if they can build a few more condos on that block.
Also, the High School for Information Technology right behind it. Didn’t they find contaminated soil beneath it?

There should be a weekly spotlight on LIQ on the new condos being developed. There are so many now I lose count and there are a couple under the radar that you never here anything about. What’s happening down by the ConEd learning center? The point of Vernon and Jackson?Lots of small developments taking place as well. You can walk around the nabe and it seems like something is happening on just about every block.
#6 its not the job of developers to put in infrastructure. Talk to your elected representatives.
IT highschool isn’t at Courthouse Square but who would’ve figured. First Starbucks bailed out of the waterfront and now Silvercup
IT High School is pretty close to Court Square, anyway… the E/V/G entrance is right outside of it. But yeah it’s more just “Hunters Point” probably, being a block from the Historic District. People seem to be getting into the habit of calling the whole multiblock area circling the Citi building “Court Square” lately, which is silly when I think of it as just sort of central Hunters Point.
SIlvercup Studios is an unbeleivably IRRESPONSIBLE developer………. openly disregards the building codes, zoning, and most of all any neighborhood residents living standards.
