Update on Casa Vizcaya, 1040 46th Rd, Hunters Point
Casa Vizcaya’s coming along nicely. Haven’t seen too much chatter about this development, except of course, the usual LIC bashing on curbed. A search for listings pulls up seven, all listed by Corcoran. Seems like prices have dropped since the original offerings, but don’t quote me on that.
As an interesting side note, these are the same developers bringing us the Kimaya Lofts on Jackson Ave.

One lucky bonus Casa Vizcaya enjoys, is the proximity to my favorite bar in LIC, the LIC bar on the corner of 46th Rd & Vernon. Killer place.

Yes, the LIC bar is fabulous. Yes, LIC is fabulous. What makes it fabulous WAS the absence of over development and construction out of scale of the neighborhood. LIC is an old, under utilized neighborhood just 2.5 minutes from Grand Central and 2.5 minutes to CitiCorp at 53/Lex. A neighborhood that time forgot…. until greed became the code word for entry to luxury living — neglecting the history of manufacturing and toxicity that lay beneath the street level.
The residents and businesses that have held this neighborhood together for years are now penalized by the over-building in their backyards. Pollution has been unleashed by the deeper digging into the most toxic areas - including most of the waterfront. Much of the toxic waste left behind by manufacturers has lay buried for over 100 years. The area was safe according to Public Heath officials, as long as the dumping was left alone underground. But now with the amount of excavation, this toxicity has been released airborne and waterborne . Example - A typical 2 to 4 storey building requires a simple 8 foot tall basement. Build a 5 story building, well, you do the math…. You need to dig much deeper for support for a building of that size and weight. Just how much and what kind of toxicity are you digging up and exposing to the current and future residents?
Buyers, do some reseach before you spend your money here. Has there been sufficient remediation and clean up. What is the water level on your block? Has the infrastructure been upgraded for that amount of population added to this small neighborhood. 8 years ago, the population of the entire LIC was 3500 people. Today, that number represents just one building on the waterfront.
LIC is built on a swamp. A very high water table. High water table means water in your basement, it also means polluted water supply with all this excavation. Look into just what was under that building and in the area BEFORE you buy. Buyer beware. If it’s a good deal, there’s probably a reason.
