LIC real estate video watch: Toll Brother’s 5SL
Here’s a real estate video displaying a 5SL 2BR condo unit for sale, reduced to $799K. It’s interesting in the sense of following the video trend in real estate marketing… and if you never got over to 5SL to check out the lofts.

They apartment doesn’t seem very distinctive. Very cookie cutter Toll Brothers.
Curious, what do other new condos in LIC look like? Are they of a similar standard? I’m underwhelmed and couldn’t imagine forking over 800k for that.
I bet this was made for foreign buyers/investors who cannot visit the place.
much higher quality than Citylights or Gantry or Galaxy. If you intend to buy in LIC, then that’s the apartment to buy.

Andrew Fine – he sounds like a snake oil salesman. “LIC’s premier luxury condo”? Where did he come up with that? No offense but luxury condos don’t have huge Fedders airconditioning units jutting out into their living rooms.
Aside from that the apartment looks like crap. Its not a loft but a cookie cutter apartment with low ceilings, bad finishes and terrible windows. The people who bought here got ripped off by Toll Brothers and should have bought in Citylights where they would have got a view of Manhattan instead.
#9, let’s try not to be juvenile and instigate a building vs. building war. I seen both building very closely. Citylights has pluses and minuses, so does 5SL. Neither is better than the other. It’s all about what you want. I’ve made my choice and I am happy, and I’m sure the other side is as well. What you are stating is your opinion, which really isn’t worth much in situations such as where to live as personal tastes vary. I’m sure there are people who would say both buildings are crap.
Big space with a decent price, but lets be clear, this is not a friggin loft. Clueless new folk coming in may be swindled to believe it is as most people don’t really even know what a true nyc loft is anyway. In tune with #9, this Fine stating the location as ‘LIC’s premier luxury condo’ is pure rubbish…what about all the other condos in a 6 block radius, come off it man.
Beyond all of that I see no reason why someone wouldn’t enjoy this space even if it is being marketed off keel.
A tip to brokers, think up an honest approach when explaining props like this….people are more than likely intelligent enough to know that there are pros and cons to living anywhere. This isn’t la la land, try editing the video with a bit more realism that is new york.
Come on – people aren’t stupid. Do you think anyone who bought there did it because they thought they were buying a loft? I don’t know if its the best condo in the hunters point area, but it certainly is in the running. Again as some one said its a matter of personal opinion. Clearly you have never been involved in sales. There aways is a bit of hype and exerragation. Be a big boy and get over it.
Sounds like Jake and Charlie are winning themselves more and more friends with their usual diplomacy.
That said, I’ve got to agree that those are some pretty disapointing apartments, excuse me lofts – lol.

Sorry to burst your bubble Charlie but even with the “Fedders” air conditioning unit in my living room at 5SL, my loft at 5SL is 10x better than any of the rundown apartments that I saw at Citylights when I looked over there. I am very happy with my purchase thank you. No need to insult me.

I think I see the problem with someone else posting under your initials, kc. As I began to write this post, the name “boo” from the previous poster, was already in the name space of this comment box. As I write my name in, as opposed to those who post anonymously, and who therefore will most likely not notice the name inclusion, I had to delete the name, then enter mine. It seems like a design flaw, or other technical glitch. I suggest everyone check the name box, before submitting your post.

First, LIQCity, thanks for the unexpected exposure. It certainly added a couple hundred extra views of the video. Much appreciated.
Second, yes, those of you who said that the video is too long, I agree. This was my first attempt at a “professional” production and the people who edited the video work in television and usually produce half hour reality tv programs. Short is sweet and next time I’ll try to keep it to a minute or so. I’m also working on a LIC montage, LIQ, I’ll give you a heads up when it’s out. I do believe that the video helps. Someone may see the video of 5SL who wouldn’t ordinarily give it a look and may like it enough to come in person. Conversely, someone may see the video and eliminate the option altogether. I guess it’s all about efficiency.
Third- whoever is calling me a “snake oil salesman” -get a life. Selling real estate is my job and the fact that you are talking about it only proves that I am doing it fairly well. The “snake oil” in this case happens to be the best priced 2 bed at 5SL, in the front (doorman) building, and it’s an even better deal if you consider the lower closing costs being that it’s a resale.
If anyone would like a look in person, I’ll be holding an open house tomorrow (Sunday) from 12-1. I’ll have cookies from City Bakery waiting for you.
Finally, LIQCity, keep up the good work. I love your blog , you give us at afineblog a great run for the money on LIC!
Do us a favor, sell your apartments somewhere else.

#28, LiqCity linked to A Fine’s video, how can that be A Fine’s attemp at “shilling” here? It came from his own site! He comments here often, so responding to people bad talking him is not an attempt to sell apartments, its a fellow reader defending himself.
I really enjoy A Fine’s blog, almost as much as this one. Very informative, and good for anyone who has real estate interests in this area. And a lot less of the pointless bickering that goes on here. Keep up the good work Andrew.

No offense #30 but I’m with #28. Liqcity may have posted the video. There is a difference between that and Fine’s shilling in this thread. He should be happy they posted the video and should have left it at that.
