Long Island City’s Dutch Kills: prepare for another round of colonization

Back in December we did a little update on the veritable development rampage that has blown up in the Dutch Kills region of LIC. You know: the hotel boom, ripped up lots, towering new buildings squeezed between family homes, the whole 9 yards. Recently, some more attention has been given to the residential rezoning that has drastically transformed the area. Now that the zoning ‘growing pains’ are over (are they?), the media pops the question: is DK ready to be the Next Big Thing?

Via Daily News:

“..prepare yourself. [Dutch Kills is] not pretty. After 40-plus years dominated by warehouses, factories, small industrial businesses and automotive repair shops, these dead-quiet streets are a mishmash of two-story clapboard homes, giant warehouses, one-story garages and single-family houses that have seen better days. In the past three years, five hotels have moved into the area, with seven currently under construction, some of them mid-block structures next to small houses.”

However, as Curbed noted, the nabe may be a warzone, but it’s cheap! In addition to “dead quiet nights and lots of privacy with welcoming neighbors,” you’ve got 1BR rents in prewar buildings for around $1,100, 3BRs for $2,000, a 2-family home on the market for $625K, and a 3-unit apartment building going for $725K.

speaking of developments in that area – the developers quadriad are considering putting in a 20 story building on queens plaza north from crescent street to 27th street (the entire block from the army recruitment to the chase bank where the bridge from queensboro plaza subway station connects). the building would be mixed use – the first couple of floors being commercial store fronts and above being residential.
