Verdict is in for 10-17 Jackson: officially LIC’s newest condo building

10-17 Jackson Condo, Long Island City

We’ve been following the unmistakable 10-17 Jackson development for awhile now, since somewhat around this time last year. It went up in the triangular lot on the corner of Vernon Blvd and Jackson Ave and is one of Long Island City’s recent developments to nudge the finish line, despite the current condo-buying climate.

Broker-blogger Andrew Fine initially broke the news about the project and has been delivering updates ever since. Until yesterday, it remained to be seen whether the Studio V-designed development would go rental or condo. In his latest update, Fine reports that 10-17 Jackson will in fact be going condo, and with light-flooded rooms, 11+ foot ceilings, and signature LIC views – even from the shower – to boot:

“…perhaps the most interesting feature is that many of the bathrooms have floor to ceiling, or at least tub to ceiling, windows that would allow you to enjoy the view while neighbors are enjoying a view of you. Sort of like The Standard Hotel meets LIC.”

Hmm.. Exhibitionist showers, eh? Just what we need to shake up the nabe. Keep a lookout, Fine says sales will likely start within 8 weeks.

The decision to go condo is a good sign of the confidence in the LIC market and continued development of the area. Seems like inventory is moving at a slow but steady pace at all developments. Wonder if LIQ would posts some stats on unsold units at the various projects. I bet it would surprising.

I don’t get the huge windows in the bath/shower area. I mean, strange. I wonder if they’ll ever cause some traffic accident by people watching the weirdos shower?

I have a studio in LIC. Before this building went up, I could see perfectly down 42nd Street from the roof of my building. I could even see the gray misted mass of NJ vaguely down 42nd Street. This building did an excellent job of blocking that view from my roof–as have the inhumanly-scaled L Haus and it’s hulking twin across the street. I’m not 100% against development but let’s erect some reasonably-sized (five stories or less, respectable footprint) and reasonably-priced buildings that have some respect for the original tenor of the neighborhood. I’m sick to death of these behemoths going up. I love LIC and would love to buy something there but I can’t afford it.

“inhumanly-scaled L Haus and it’s hulking twin across the street”…really? they’re not that high…I mean it sucks that your view is blocked but that’s the way cities develop. I hope you enjoyed your view while you had it.

#4 there is zero respect for any “original tenor” of the neighborhood.

but I think you mean *empty* L Haus and it’s *empty* twin across the street.

YES…The EMPTY L-haus and hunterspoint….the management keeps light on a time to scam potential buyers into thinking people actually live there….

But the jokes on you

#6 totally agree on the orignal tenor of the neighborhood.

What are people supposed to respect about a bunch of dumpy industrial buildings?

I wonder how someone broke into Mario’s deli. They have their entire front covered in those metal security roll down gates. Or did they go through the back way? Anyone know?
