You guys have got it all wrong. Arris is actually a very cool place to live.

Arris Lofts is a building cursed with a few dark marketing clouds - those elephants and giraffes started the whole mess, which fueled further crucifixion in the form of hooker rumors, and general bashing for the sport of it.

Yet despite the bad PR, Arris has quietly blossomed like the daffodils in their enclosed courtyard. I visited the building once before today, while under construction and it sounded like a total disaster. (More unfortunate PR.) But the new inhabitants have lavishly and lovingly graced their abundantly windowed, uber-sunny, lofty lofts in various nouveau NYC styles, and created a growing and growingly tight knit community of well-heeled creative professionals. That, a pool, a gym, a gigantic Gristedes on the way in the ground floor, and great outdoor space let’s just say…it did not suck.

looks reeeeeeeaaaaally big. and sunny. i just don't get wanting to live off a highway by court square. what's around there? it just feels so trapped between all those major roads..isolated-a feeling not commonly wanted among new yorkers.

I live by Court Square (not in some swankass building mind you, and right next to the elevated train, so surely more infrastructurey than these folks) and it ain't bad. G, 7, E, and V right outside your door, Court Square Diner (best place ever at all times and for all people), Brasil Coffee House in the morning. That Thai place ain't bad, and Shannon Pot or Brooks 1890 on occasion too. And the wine store (get the 1.5 liter bottles of cheap Italian red... a good deal). It isn't "exciting" but it works fine, and the gritty industrial desolation is a striking nice counterpoint to the skyline down the street. Lots of suits around from Citi and the courthouse during the weekday, but luckily I'm not around then generally.

I live like a half a block from the court sq 7 train stop too. Everything that Brandon stated is pretty much accurate. I pass by Aris lofts maybe 2 or 3 times a week when I drive back home from the LIE. I have to say, it does look pretty good from the outside. Good lighting and nice details. Inviting entrance. I can only imagine what it will look like inside. Hopefully my fiance's friend will throw a house warming when she moves in. It's definately one of those places where you kinda figure it's outside your budget. (Well, it's outside my budget.)

Don't want to get into it in a public place, but looks can be deceiving. There are still some major construction issue with Arris. Hope they get it worked out. It could be a great place.

#7 Among other issues:

- The gym is not done

- The building still only has a temporary CO

- Tax abatement has not been approved due to lack of CO

- There are construction liens against the building affecting owner refinancings

- Numerous construction issues still exists that affect building wide systems

- Most people have still not had their punchlist items addressed and there are a number of construction related issues inside the units.

This is not idle bashing, but the happy talk in the above post is misleading, and anyone seriously considering this building should have all the facts.

Yes, as #8 indicates, you should totally have all the facts, not only with this building but with any new construction. And you shouldn't rely on anonymous posts on a blog for those facts. For example #8 states that the gym is not done. It is in fact done and has been for some time. We've been waiting on paperwork to be filed with the city. This has been more than annoying, yet the finished gym is going to open at 6am tomorrow (Monday morning.) This is progress. As with any new development, there are going to be more than a fair share of extremely annoying problems that emerge. So if you do not have the head or heart for a new development, I suggest you stay away. If, however, you can deal with inconvenience with an eye to someting much better and grander, and a great investment as well, then Arris, or other new developments, are worth considering. I for one as an owner here have been both highly annoyed at the pace of completion, but that has been more than outweighed by my delight with both my neighbors who have chosen to call this home and the space in which I live.

Aah Arris. First of all, the construction problems at Arris have been well documented. Second, no one has really mentioned what a cool place it has become despite the problems. Is any place perfect? no.

As far as shill goes... if you think there's ever been shill on here then you're just duped by your own conspiracy theories. If you bash a development then you're NIMBY, if you say something (gasp) positive... it's shill.

But hey, remember, this is just a subjective, opinionated blog. We try to be as objective as possible, and our collective philosophies walk the line btwn NIMBY and DEVELOPMENT, but all in all, we just tell it like we see it.

I would do laps in that lap pool. And judging by the size of that impending Gristedes... I will probably be shopping there as well. Looking forward to the summer. Hope Arris flushes out all of it's construction issues, because otherwise it has a really great vibe.

taking almost a year from the first closing to finish the gym, and still not having the CO and approval of the tax abatement are not normal - not even close. you're either full of s**t, naive, deluded or a combination of the above.

#9 you said it well. The construction issues should be known about, but it is overshadowed by how great it is to live here. Overall, despite some headaches, in the long run I'm very happy with my choice. Definitely excited for the Gristedes, and hope more businesses and bars and stuff emerge in the Square.

#8 again. If the Gym is not availible for use, then it is not done. Second, the construction issues are not well documented. What is known publicly is only a fraction of the outstanding issues. Out of respect for the people who I know that live there I will not elaborate further than what is already out there publicly, but what bothers me is the rose colored outlook that some are painting. LIQ and others consider that some poor shmuck who doesn't know any better is going to run head first into this being the largest investment of their life. Thinking positive is not going to help after you are stuck in a bad situation. There are a lot of great things about this building. Some have no issues. Others have major issues. I think its a great building and that it will be unparalleled once they address the issues, but its a bit premature for the hapy talk.

I think Arris like other developers are experiencing the slow-down of the market, which is clearly affecting different sub-markets in an erratic and somewhat unpredictable way. They has some serious issues that they need to deal with, and deal with WELL - better than they have been, but yes, the great community of people who live here make up for the BS. All the more reason they should take care of the building's needs - the PR really is hurting them in this topsy-turvy unstable market. I hope that somebody at Arris gets that, and gets this shit together. If they resolved all the bullshit problems, the building would probably sell itself.

Thank you LIQCITY for adding the Buyer's Beware. It's definitely true that this is a lovely community, but it should also be known that there are serious issues that need to be dealt with. Arris deserves the bad PR it's getting, and their obvious current lapse in sales is their own bad karma.

worth noting - acris shows ZERO closed resales to date. not only is the developer apparently struggling to sell remaining units but buyers looking to flip are having a rough go at it. and based on streeteasy listings there are definitely some buyers looking to flip.

#14 - Its funny to hear people who know absolutely nothing about Arris opine on the so called problems at the building. So much for your argument that the gym and pool aren't done - they opened up today.

The issues that have faced Arris are no more than any other new development and in some cases less.

Fact is though that there are a whole lot of jealous people out there, which is why people can't stop talking about the building.

#20 this post was made 3 days ago when the gym was not open. Not sure if it is opened today as you claim, but it certainly wasn't open at the time of the post. This is a silly point to argue since the basic point is that the gym has been out of service for a long time and people have been living there for close to a year. Are you denying the existence of other issues in the building which are cited above? You obviously live there, but you should try to be more objective.

it's funny to read peoples posts that have no idea because they don't live there and some don't even live in lic. been living in arris since july and overall, best decision i ever made, even with all the so-called issues. of course i would have liked the gym and pool open and the common areas complete and pristine from day #1, but i'm happy to have gotten a low-rate mtge before the tightening of credit. the few places left in arris are very expensive and not the choice apts. not sure about resales, not following that mkt. my understanding is that you have to wait a year anyway. waiting on the tax abatement confirmation, but like everything else, the developers have eventually come through. fingers crossed of course. the community of people is great, no rose painting there, it is amazing, beyond what i expected. living in a true loft apt is just amzing too, the light and space is comforting. honestly, you really have to visit and spend some time in a lofty apt with 14-16 ft ceilings to appreciate. and what people are doing with their apts is incredible. the real hidden value, creating lofts within lofts, storage spaces, etc. again, you have to live there to truly understand. best alternative for a family not wanting to move to the suburbs, huge closets, that was important to me having kids. anyway, not going to bash any development, that is just silly, happy where i'm at, love walking in court sq, it is refreshing. don't know of a highway bounging arris, all i see are no trafffic street, a cul du sac with cherry blossums. and the trasportation options, can't and will never be beat, damn, i can't believe how easy it is to get virtually anywhere in manhattan. went to central park recently, said , lets try the r train for a change. 6-7 min walk, bam, 59th and 5th, 20min door to door. i know people in manhattan that can't do that. i don't know, it would be really nice to live on the water with a manhattan view, but don't want to be pigion holed to the 7 (though it is unbelievable how frequent that line is) and can't afford 1000+ a sq ft for much less apt. i have a family, don't care for urban weekend, me and my wife work with young children, arris made sense, still, even with the so-called issues. sorry, but i'm happy and at $600 sq ft, comfortable. oh, i forgot about the cheap parking too $190 a month, damn, i love queens.

I have no vested interest in this. I am only reporting based on 5 people whom own 5 different condo's there. And I asked....because of all the mixed messages about this building. I generally like to get my info from the horses mouth.

4 residents absolutely love it, although one of them complains how hard it is to get to Vernon Blvd. That really blew my mind. The 5th person bought 2 units and on doing her final walk through put one of the units right back on the market.

From the horses mouth to mine to yours for what it is worth.

I would like to know why so many people find it so important to bash this building. If it is just your skepticism of development, I'm with ya! And I certainly understand the concerns about the building not having a C of O that would personally scare me to death. But the bashing seems more invested in some other motivation.
